Since I’ve been spending more time shooting houses than creating furniture or blog posts, I’ll just display some photos for ye. Perhaps I’ll single-handedly get more people to move up here and open some fabulous (vegetarian) restaurants and art movie houses, etc. Perhaps then I’ll think Beacon is as cool as everyone up here thinks it is and I won’t need to take refuge back in Brooklyn every weekend. Or perhaps pigs will fly out of my butt.

If you want the low down on moving up here or real estate or such, give me a shout. I’ll hook you up.

I shot this massive brick building during the week. It goes on forever! There are 4 decent sized apartments and a gallery space in the basement. Next door is a store front gallery/apartment duplex and a separate studio apartment upstairs. The $699,900 price lists it with 4 units, so they may have added the second building after.

All apartments are currently rented to people with great taste. Especially that “Pretty in Pink” apartment, which belongs to a friend of mine.

Isn’t she….? Funny thing is, I saw the DVD in her movie collection! Not that I was snooping. It was right out there. FYI, Richard “Furs” Butler lives in Cold Spring and I always see him wandering around Beacon. Like even more than I see Pete Seeger around.

This guy’s apartment was being eaten by books, but I love the doll fetish!

3571390876_1cc3502200.jpg

The basement gallery space was tres cool! There’s a separate entrance on the side that leads out to a deck overlooking the creek. You can have some kick ass parties down here, huh?

This extremely sweet 2BR Victorian is priced at $239k. I love the location. It’s verrrry walkable to Main Street and the train. The house is in good condition, currently owned by (what else?) an artist. Is anyone in Beacon NOT an artist? Oh yeah, me. And the hubby.

Jenny and David are moving back to the city.

The couple bought the Kripplebush Bed and Breakfast in Stone Ridge, NY nearly 10 years ago. They restored the home and made it their own. Jenny and David were married there (I was their wedding photographer), held concerts and had a baby.

Ideally, they would love to rent the house on a full time basis for $2500 per month, but they are open to vacation rentals. My husband and I stayed there long before we met Jenny and David, back when an older woman named Abby ran the Kripplebush B&B. It’s a charming old home on beautiful property, close to all of those awesome restaurants in the StoneFallsEndale area.

The 4 bedroom, 3 bath house sits on 1 acre including a creek, with another two acres across the street. I adore the restoration! They updated the house by enhancing the historic detail with a modern twist. The red kitchen cabinets! The tin ceiling! The colorful molding! There’s a music room AND a yoga studio. Now, I’m not a musician and I don’t really do yoga, but who cares? I want.

Mary Ellen Flemming at Westwood Metes and Bounds is the listing realtor. 845-687-0232

If you decide to rent the place and it’s too large for you, I might have some free weekends available. Please do not hesitate to ask. You pay, cook and clean in return for the pleasure of my company.

Located in one of the fugliest buildings in the town of Beacon is Quinn’s Luncheonette. Or is that Quin’s? I photographed it on Tuesday as it has been put on the market.Newcomers and old timers alike eat there. I’ve been only once and it certainly did live up to my greasy spoon expectations.

But I’m not here to critique the food. I’m here to get someone to buy this joint and open an awesome vegetarian diner (that delivers!) right here in Beacon. Any takers?

3527304156_6c7b3f6cbd.jpg

If I owned this restaurant, I think I’d have to leave the interior intact. You can’t get any better than this! It’s sooo mid century chic. Or is it 80’s? I can’t tell, but whatever it is, it’s interesting. It’s listed at $399k.

That’s about all the details I have for now. Give me a shout if you’re interested and I’ll let you know who to talk to at Jon Car Realty.

Our House in the Middle of Our Street

Our House in the Middle of Our Street published on 2 Comments on Our House in the Middle of Our Street

During the late 30’s/early 40’s, the city photographed every house in every borough for tax purposes. They did this again in the mid 80’s. Prints are available for purchase from NYC. gov. Prices start at $35 for a black and white 8×10 from the 40’s.

My house didn’t look all that different than it does today, although the 1940’s row of houses almost look like dirty limestones rather than brownstones. Unfortunately, someone along the way painted my home brown, so it’s lacking some authenticity. Oh, it’s under there, but who can afford to restore the exterior? I can’t.

The front doors can easily be replaced by salvaged ones, but the stair rails will be pricey to put back. It is something we’d like to do if we have some spare dough. We definitely have to redo the stoop and it would make sense to take care of both at the same time. We may end up with something not totally original, but nicer than what’s there.

I ordered the print to incorporate into my top secret project that will be revealed soon. Ok, it’s a counter top. The print is scanned for embedding in resin along with a few other items from the house and the original will hang on the wall.

Below is a snappie I took in 2005 before we closed on the house.

I’m kinda curious about the 80’s shot now.

I started shooting some listings yesterday for local Beacon realtor JonCar. I did a total of four homes. Some were more my taste than others, but no glorious old fixer uppers just yet. Only one was occupied (can you tell which?). Check out the difference it makes having some furniture around. Staging is important, people!

3503253356_fd2b521828.jpg

3 BR lovingly restored (yeah, I said it!) Victorian. $339k

The occupied one. They did a really nice job restoring this house. And the back yard! And they have a carriage house! Wide plank floors, wrap around porch….this is just up my alley.

This Victorian on a disturbingly quiet street is actually not a bad investment property. The main house rocks, but what….there’s more! A brick building with 3 studio apartments sits on the property. Do you know what that means to not have tenants up yer bum? Suh-weet! $499.9k

Woops. I don’t have time to finish this post. Gotta shoot some more. I’ll share the other two later!

I should be displaying more real estate porn on this site as I’ve recently hooked up with a local Beacon broker to photograph a some of his listings. I shot the first home on Tuesday in East Fishkill and didn’t expect much. “East Fishkill?” thought I.

But when we drove up to the house on 2+ acres with a some woods and a stream out back it made me pine for a country house. This place is near 84 and The Taconic and less than 90 minutes from the city. It’s so serene and peaceful. Some wild turkeys were strolling around the property like they owned the joint. Pretty cool. Priced at $475k.

3486164512_b16d0ecf63.jpg

The house has wide plank floors, a wood stove and antique plumbing fixtures, but it’s totally restored.  See the dark paint in the living room? Chalk board. The garage currently acts as an impressive light filled artist studio.

125151_brunston_listings_001.jpg

$375k: St Albans, Queens

3BR, 2Bath single family. I’m not sure how I feel about Tudors. I do love the look of them from the outside, but they tend to be dark and cramped on the inside. Still, this house is adorable for under $400k in one of the boros. Have no idea about St. Albans. What’s the story with that neighborhood?

living_room_closet_6aff9aa843c99b30930cede8de29aeb6.JPG

$420k: E Harlem, NYC

3BR, 2Bath condo. This new “luxury” apartment isn’t my taste, but it’s something you can move right into without doing any work. It’s a bright 1200 sq ft duplex in an older building.

But the real reason I chose this was because of the realtor….

What do you think? Nerdy cool or just nerdy? Sometimes it’s hard to figure out.

3n53m93oezzzzzzzzz94m8c70618d9bbf1085.jpg

$449k: South Beach, Staten Island

4BR semi detached. Ok, so the house is fugly. It offers up a WT deck and pool. But I’m a sucker for staging. Check out the plastic slip cover couch below. They just sold me on this house. What? They didn’t stage it? Wow, impeccable taste! I’m impressed.

3k33m13p7zzzzzzzzz94m672508bba3291b6a.jpg

165306_bronx_good.jpg

 $479k: Williamsbridge, Bronx

5BR, 2 Family brick. Open House this weekend. Looks like a nice house. Wood floors, original molding and doors. The kitchen can use an upgrade and maybe that nasty basement rug needs to go, but it seems like a swell house to me. Williamsbridge? Dunno nuthin about it.

1221677382.jpg

$575k: Bed Stuy, Brooklyn

2 Family, 2312 sq ft brownstone. Bed Stuy is huge and there are less expensive places. This was my pick because it looks like it’s near the A train, although I don’t see an actual address listed. It’s not lacking in the detail department, but the garden and basement could use a good sprucing up.

Craig and Yvonne’s Victorian home is up for sale! I read about it on Brownstoner, of all places, a Brooklyn centric blog. I have a love/hate relationship with Craig and Yvonne even though I’ve never met them. I’m just sooo damn jealous that they have such a beautiful home that they’ve actually finished. Finished?! That’s unheard of in my world!

The Fanwood, NJ house is listed at $799k with Burgdorff Realtors. The 1875 six bedroom single family sits on 0.35 acres with taxes listed at $11,633. The restoration is friggin impeccable! Go to their website and check out the before and afters. These people are mad! Mad, I tell ya!!

I’d move to NJ for this. Who’s buying?

I spent much of my youth in diners, but they were all kind of glitzy, new ones. Not saying they’re not cool in their own way. But there’s nothing like a retro diner complete with a Kiss My Grits Flo waitress. BTW, my favorite movie ever? Diner.

If you dream of owning a vintage diner, be it for business or housing, the prices are actually not that outrageous. Here’s what’s available. Be sure to check out the interior shots when you follow the links. They are spectacular!

Cave Home in Danger of Foreclosure

Cave Home in Danger of Foreclosure published on 1 Comment on Cave Home in Danger of Foreclosure

 0162_1.JPG

I’ve always wanted to live in a cave! Even more so than in a trailer. The Sleeper family are in danger of losing their Missouri cave dwelling because they took a 5 year adjustable mortgage, which is due this year. The bank won’t let them refinance and so their story goes just like every other foreclosure in the country.

Anyway, they put the 17000 square foot house on Ebay with a starting bid of $300k. What they’re really looking for is an investor who will let them stay there. They’ve had so many hits and inquiries already that it caused their Caveland website to temporarily go kaput.

If the cave was located in a nice neighborhood in Brooklyn, I’d totally beg, borrow and steal to get my hands on it. But alas, it’s in Festus, Missouri.

Get ’em while the prices are low! There are short sales and foreclosures popping up everywhere. Although I don’t like the idea of being a vulture, a short sale actually saves the seller from from foreclosure, so maybe it’s good karma?

Here are some huge party/weekend homes you may not otherwise be able to afford. Of course, you can live in these places full time too!

House in above photo is zoned for commercial and residential in Sullivan County. Hello B&B! The 6 bedroom 4700 sq ft house was built in 1902.

$199,900 New Paltz 3 BR

1940’s ranch that was completely rebuilt in 1994. Nothing thrilling about it except the New Paltz location. It’s 1/4 acre, 900 square feet, eh renovation. I’ve gotta say this though…IMO, New Paltz is one of those places that has it all, so you don’t really miss the city.

3368739_max.jpg

$199K Saugerties Mixed Use

Ok, this could be a cool loft like space. I can see myself filling this up with my junk. As if the buildings aren’t enough, it sits on 2.5 acres in Saugerties. Not bad.

lebecbb41-m0x.jpg

$182K Newburgh 2 BR

You can pick up a shell on the wrong side of Newburgh for less than $50k. Not for the faint of heart, but this idiot would probably go for it if she had some extra cash. I chose this house because it looks like a clean-ready to go place in a nice neighborhood.

21805297-1.jpg

$155K: High Falls 2 BR

I know. This is hideous. I can’t tell if it’s a mobile home with an addition or a modular. I’m anti-mobile for obvious reasons (They aren’t real houses!). If this is something with a foundation, then we’re just talking cosmetics. It reminds me of our Kingston home we beautified. 2 acres in fabulous High Falls? I’m tellin ya….this is a dream!

$144,800 Beacon 3 BR

I’ve been in this house. It was a few years ago and the owner was embarking on a gorgeous restoration. I’m a bit concerned as to why it’s this price. I’m thinking foreclosure. Unless something terrible has happened to the house. No interior shots….hmm….something’s up. Anyway, right around the corner from moi. Walk to train and happening Main Street Beacon.

$380k: 2 Family Fixer Upper

Ok, I could totally deal with this! For that price, I’ll strip some more molding and mantles. This home is a bit far east in Bed Stuy (Bainbridge at Ralph) but the more desirable parts of the neighborhood are still going for about $200k more than this baby.

3k23p93l01f712b1g691bcca48e7cbea416f41.jpg

$495k: Mott Haven Single Family

This is looking familiar to me. I may have posted it some time ago. This house totally rocks! I’m not all that familiar with The Bronx, so maybe the area isn’t great. Also, with a single family, that mortgage is more difficult to cover. I always prefer a little help from the tenants.

4570110a.jpg

$589k: Ridgewood 2 Family

This house has some sweet interior details. And who doesn’t love a front porch? Alls ya need is an American flag and some lemonade and you’ve got it made in the shade!

3k93p53la1f91301gc91fbda99fef8b541459.jpg

$699k: Bed Stuy 2 Family

Won’t you be my neighbor? They’re calling this “Stuyvesant Heights”. Well, Stuyvesant Heights it’s not, but it IS on my block. And FYI, that’s BETTER than Stuy Heights! No, not because you can come over and borrow my power tools. Because it’s one A Express stop closer to civilization.
