WHEN: Saturday, February 28 & Sunday, March 1

WHERE: 28 Jennifer Lane, Hartsale, NY (that’s Westchester)

TIME: 8:30am-4pm both days. *Earlybirds, we’ll probably arrive shortly before 8am, so don’t bother.

WHAT: A little background. This is a 1950’s home that up until recently housed a couple whom, let’s just say, didn’t update too often. They didn’t need to. They had pretty good taste.

ATTN: This is a cash only sale! No checks or credit cards will be accepted.

I’m teaming up with Beacon clean out guy Mario to do our very first estate sale. He’s on schmoozing and pricing and I’m photography and marketing. The home is in Hartsdale, Westchester and the date will be Feb 28/March 1. Mark your calendars! I’ll post more details as we work them out.

But let’s talk about the house for now. It’s a 1950’s not-much-from-the-outside. The interior is pretty cool! There’s a pink tile bathroom as well as the fabulous one in the photo. I was just loving all the gaudy little details like the door pulls and light fixtures. Very “Aunt Lenore has plastic slipcovers”. Disclosure: My Aunt Lenore had plastic slip covers.

Obviously, the furniture and tschotskes reflect the style of the house.

$289k: Upper West Side Studio

Let’s start with Manhattan. Broadway at 107th Street…awesome! Doesn’t give the square footage of this coop, but I’m assuming it’s the size of a closet. Not a walk in closet. But hey, if you just need a place to crash, this is it! I’m lovin’ this chick’s website. Adina! Is she a broker or a teen idol?

$ 300k: Ft Hamilton: 920 Sq ft, 2 BR coop

Looks like a nice renovation. They fixed up, but left some retro details. Advice to agent: Remove the litter box from the photo before taking picture. Maintenance of $668 includes gas, heat, water and tax.

The bad news is: This house hasn’t been touched for years. The good news is: This house hasn’t been touched for years. From the one interior shot it looks like there may be some detail left. Do I wear rose colored glasses or what?

I’m drooling over this one! 3 Family, 2600 sq ft home built in 1928. Needs total rehab. Fire damage. It looks so sad and forgotten, but I see the inner beauty. Come to mamma, I’ll save you!

Hmm, not bad. Two 2 BR units with a little backyard. No interior shots. It’s on the “mountain side” of town as opposed to the “river side” which means nice views, pleasant area…..far walk to train.

The Times had two articles in the real estate section this Sunday which I’m rolling into one post.

“Cashing out of NYC” informs us of the widening gap between prices in Manhattan and the suburbs. One couple mentioned in the article bought a $690k ranch in Norwalk, CT with the proceeds from the sale of their $899 Manhattan coop. Another couple couldn’t find a loft space in Dumbo for under $600k so they bought a 1350 square foot loft in New Rochelle for that amount.

I suppose The Times never mentioned the word “affordable” in this article, but I’m sorry….$600k for a 1350 sq ft space is a lot of money for your Average Joe. I’ll admit it, I spent more on my Bed Stuy brownstone, but hel-lo, my tenants are helping with my mortgage! Plus taxes and train fare are significantly less money.

The newly renovated loft space is in a converted factory. The couple, both jewelry designers, wanted to be near other artists. I guess only successful ones. So much for the good old days of NYC when artists squatted in abandoned East Village lofts for F-R-E-E. Yeah, I’m that old, kids.

And PS, when I cashed out of my Park Slope home a few years back, I bought 2 houses for the price of one. THAT, my friends, is what cashing out is all about. Gotta find the bargains, baby!

I’m tying this to “A Month of Commuting” because it pertains to the suburbs as well. And because I don’t want to have two NY Times posts.

For the month of January, every day, Times reporters will post an account of a particular commute. They’ll concentrate on the 5 boroughs as well as the burbs. I find this interesting as I’m constantly looking for the “next” area, but of course it ain’t nothin’ if it’s not a good commute to Manhattan. Unless of course, it’s a great weekend retreat.

And if it’s overpriced…screw it.

I’ve mentioned it before and I’ll say it again. My kitchen necessities: a phone and a microwave. And it has to look cute. Other than that, I don’t care about oven temperatures, layout or warming drawers. Warming drawers? Just stick the dinner back in the microwave. Wine cooler? Isn’t that what the fridge is for? Garbage disposal? Hey, my dogs have gotta eat!

So, when I found Marissa’s Kitchen on Living Well in Westchester, I had to pass along the fine design details to my readers who actually cook. Fivecat Studio’s design features a multi level Fireslate countertop, glass display shelves and a stainless steel recipe hanger, along with bamboo cabinets.

Of all the super duper high end appliances I’m actually only jealous of two:

The Fisher & Paykel dishdrawer, because I’d love to never have to put away clean dishes again.

The Miele Coffee System, because I like my coffee and it’s easier to make a cup at home than to go out for it.

Another Hudson River town for your consideration.

When you think of Ossining, perhaps you think of Sing Sing prison. You kind of can’t miss it when you’re there. It’s huge. And the prisoners have the best view in town. Unlike other river towns, the housing closer to the water is somewhat less valuable because of the prison. If you want waterfront property and don’t mind William “What’s the frequency Kenneth” Tager being your neighbor, you’re in luck!

Ossining is less than an hour from Grand Central on Metro North. The town is diverse in both it’s population and housing stock. It’s one of the few remaining Westchester towns that isn’t a fancy schmancy rich suburb, but rather a melting pot of cultures and economic variety.

Many of the structures in town are on the National Register of Historic Places. The village itself is quite a quaint, colorful experience. The housing stock is well varied. Let’s just say there’s something for everyone, whether you prefer a fabulous turreted Victorian, a run down fixer upper, a McMansion or a ranch.

Home prices are varied as well. However, as you can see from the listings, one can still find a home for under $400k… even under $300k.
