Hi,

Sal Siggia here from Brooklyn Flea. (amy's friend). I think anything by the ocean in Bklyn / Queens is interesting and potentially flippable.
Upstate - forget the "2 hours from NY" rule. An extra 1/2 hour drive to Western Sullivan or even Delaware counties have great values right now. I'm in Cochecton and my shop is in Callicoon. Lots of properties in 100k range with river views, property and scenic settings. Come visit - i'll show you around.

We came to a similar conclusion...after realizing that we couldn't afford the kind of place we wanted in city. We had a budget of $275 and found a great place in Fishkill. We did see a number of decent options in Hyde Park in the $200 range.
