		<description>After reading about your dilemma, I&#039;m wondering why you just don&#039;t look for something in Marine Park.  I grew up near there and it seems to have most of what you are looking for-good schools, shopping nearby, train not too far, a nice park, kid friendly, and some great pizza places!</description>

		<description>Check out Woodside in Queens, specifically around the 48th Street/39th Avenue area (borders Sunnyside). It&#039;s tres cute, the yards are nice (most neighbors don&#039;t put up fences and the kids run straight through) and it&#039;s walking distance to the subway AND the LIRR. There&#039;s a cute house being restored (it&#039;s brownstone-ish looking, but with siding) on Woodside Avenue near 52nd Street that has a realtor&#039;s sign on it (small chinese realtor, probably not on realtor.com). As a bonus, you could feed my cat when I go on vacation.</description>
